Position Title:  Mortgage Loan Processor (Part-Time)
                         
Reports To:  Vice President Mortgage Lending                            
Status: Hourly/Non-exempt
Supervises: N/A

Primary Function
Responsible for the processing, closing, shipping and post-closing functions of all real estate loans. 

Major Duties and Responsibilities

  1. Process applications and verify accuracy for mortgage loans.
     
  2. Obtain and evaluate credit bureau reports on loan applicants.  Verify debts and income, estimate monthly payments for any outstanding debts, and update applications accordingly.
     
  3. Look for lending opportunities to recapture members’ debts financed elsewhere.
     
  4. Process loans to include verification of employment, deposit accounts, and all liabilities.
     
  5. Request and evaluate real estate appraisal to ensure proper guidelines are followed and final value is properly determined.
     
  6. Request flood certification to determine if property is or is not in a flood zone.
     
  7. Order title work from attorney.
     
  8. Obtain copy of current homeowner’s insurance and flood insurance (if applicable) and ensure mortgagee clause is in favor of BMFCU.
     
  9. Prepare closing package and ship to attorney for closing.
     
  10. Maintain accurate records of insurance and taxes on real estate loans.
     
  11. Maintain knowledge of current rules and regulations for FHA, VA, VHDA, conventional, and non-conforming loan products as well as investor requirements to sell first mortgage loans on the secondary market. Maintain thorough knowledge of credit union policies and procedures.
     
  12. Maintain working knowledge of mortgage related software systems.
     
  13. Set up individual files for loan applicants within required timeframe and check for compliance.
     
  14. Work up files for submission to underwriter.
     
  15. Stack, copy, and ship files to investors for purchase.
     
  16. Release liens and prepare certificates of satisfaction on paid off real estate loans.
     
  17. Assist potential members seeking mortgage services in establishing membership.
     
  18. Maintain mortgage application information on the Home Mortgage Disclosure Act (HMDA) report and verify the annual HMDA report is complete before the filing deadline date. 
     
  19.  Perform other functions as required.

Skills, Knowledge, and Experience

Minimum:  High school diploma or equivalent and a minimum of one-year experience in mortgage loan processing.  Must be able to operate a computer and office equipment, typing skills essential. Good communication skills, team player, dependable, neat, detail oriented.

Position Title:  Member Service Representative/Teller (Full-Time and Part-Time)              

Reports To:  Branch Manager
Status: Hourly/Non-exempt
Supervises: N/A

Primary Function

Performs various member savings transactions, share draft and credit account transactions, as well as, member services, such as non-cash negotiable tellers sales, ATM and audio response set-ups.

Major Duties and Responsibilities

  1. Perform comprehensive prompt and efficient member transactions, including but not limited to deposits, withdrawals, cash advances, loan payments, transfers, ticket sales, cashier’s check, gift card and money order sales, and check cashing.
  1. Receive share deposits, loan and MasterCard payments, post to credit union computer system and generate proper receipts.
  1. Receive payments for mortgage, consumer, credit card and share secured loans, ensuring that payments equal the amount due and all late charges and fees, if applicable, are collected.
  1. Provide members with the forms necessary to transact business at the credit union.
  1. Examine deposit or cashed checks for proper endorsements and negotiability.  Apply the appropriate Funds Availability (Reg CC) hold to the account/deposit.
  1. Balance cash drawer daily and compare totals to computer-generated proof sheet.  Report discrepancies to supervisor.
  1. Understand and cross-sell all services offered by the credit union.
  1. Provide in-person and by-telephone response to members’ requests, problems and complaints, and/or direct them to the proper person for specific information and assistance.
  1. Receive information and documentation pertaining to members’ accounts and route to appropriate departments.
  1. Assist members in opening all new accounts as needed.
  1. Process stop payments on share draft accounts.
  1. Process mail and night depository transactions.
  1. Provide routine information on credit union services or policies, including eligibility for membership, types of credit union accounts, insurance on loans, loan policies, interest rates, current dividend rates, locations, office hours, telephone numbers, and service center information.
  1. Perform other functions as required.

Skills, Knowledge, and Experience

Minimum: High school diploma or equivalent. Previous experience in handling money with a proven accuracy record.  Member/customer service experience is helpful. Must be able to operate a computer and office equipment, typing skills essential. Good communication skills, team player, dependable, neat, detail-oriented.
